Remodeling in The Colony, TX

The Colony began as one planned community on the shore of Lewisville Lake, so many of its houses share the same age, the same layouts and the same list of things worth updating.

Homes in The Colony

The Colony started in the mid-1970s, when a single Dallas homebuilder laid out a new community on the eastern shore of Lewisville Lake. The first families moved in in 1974, and whole neighborhoods followed in the same style: one-story and modest two-story homes on slab foundations, with compact kitchens, hall baths and a primary bath with a tub-shower combination.

Homes of that era are well built for their time, but most are now on their second or third set of finishes, and some still have original ones. Common findings are small-format tile or sheet vinyl in wet areas, fiberglass or tiled tub surrounds that have been re-grouted more than once, narrow vanities, and several different floor coverings meeting at every doorway.

Newer sections of the city, built as The Colony grew north and west, look more like other recent DFW suburbs: builder-grade finishes on a sound structure. In both cases, a remodel here tends to be about making a practical house feel current rather than fixing major problems.

What The Colony homeowners ask us for

In the older neighborhoods, bathrooms are usually first. Replacing a worn tub surround with a tiled shower, or taking out a tub nobody uses, makes a bigger difference in a compact house than almost anything else. Our tub-to-shower conversions keep the existing footprint and drain location where they can, which keeps the job shorter.

Flooring is the other common request. Many homes here have carpet, tile and vinyl in different rooms, with a threshold at every change. Running one continuous floor through the living areas, kitchen and halls makes the whole house read as larger. Luxury vinyl plank is a frequent choice on slab foundations because it handles daily wear and water better than laminate.

Fresh interior paint usually follows once the floors and bathrooms are done, so the walls are not damaged twice.

Could not have asked for a better experience. We had multiple projects being done to improve our home and Legacy came through big time. Professional, top notch results for a fair price. Best crew I’ve been around, very trustworthy. Thank you all for making a difficult process easy for my family.

Legacy created the most beautiful high end backdrops for an event activation for my client in just 1 week. We loved the beautiful wood work and absolutely will be using for future projects. Outside of the quality of work, they are professional and extremely responsive. Thank you!

Questions from The Colony homeowners

Is it worth remodeling an original 1970s home in The Colony?

Usually, yes. Houses of that age on slab foundations are generally solid, and their size makes each project manageable. The most useful updates tend to be bathrooms, continuous flooring and paint, because those are the finishes that have worn the most and they change how the whole house feels.

Can you replace several kinds of flooring with one floor through the house?

Yes. We remove the existing carpet, tile or vinyl, flatten the slab where needed, and install one floor through the connected rooms so there are no thresholds at every doorway. We plan the direction of the planks and the transitions to bathrooms before anything is ordered.

How long does a hall bathroom update take in a home this age?

A hall bath where the tub, tile, vanity and lighting are replaced typically takes one to two weeks on site. It can take longer if we find water damage behind an old surround, and if that happens we show you and price the repair before doing it.
